Your Rights

  • Live in a safe, well-maintained home
  • Working heating, water, electrics, gas
  • Repairs must be done within a reasonable time
  • Smoke alarms  & CO alarms where required
  • Right to privacy — landlord must give 24 hours’ notice to enter

Documents You Must Receive

  • Energy Performance Certificate (EPC)
  • Gas Safety Certificate (if gas is used)
  • Deposit protection information
  • “How to Rent” Guide (England only)

Your Deposit

  • Must be protected in a government scheme
  • You must get it back at the end unless:
    • Unpaid rent
    • Damage beyond wear & tear
    • Unpaid bills
  • You must receive a written list if deductions are made

Evictions & Protection

  • Cannot be evicted without proper notice
  • Landlord cannot lock you out or cut utilities
  • Protection from discrimination and harassment

Repairs

  • Report issues on line at www.reedresidential.co.uk
  • Landlord must fix structural, heating, electrical or safety problems
  • You can contact your council if serious issues are ignored

Your Responsibilities

  • Keep the property clean and undamaged
  • Report problems quickly
  • Allow access for repairs with proper notice
  • Ensure your rent is paid on time by regular transfer or standing order

Moving In & Out

  • Take photos at move-in
  • Keep inventory copies
  • Clean before moving out
  • Return keys on time
  • Deposit should be returned within legal time limits
